Per Mexican laws, a foreigner cannot directly hold property title. However, through a simple trust (fideicomiso) it can be easily achieved. In essense, a foreigner (the Beneficiary) creates a Fideicomiso trust (The "Container") in an authorized Mexican bank (the Trustee), and becomes beneficiary of that fideicomiso trust, in which the bank holds the title for the Beneficiary's benefit.
The fideicomiso trust is the 50-year, indefinitely renewable legal "container" that holds this arrangement together.
With this, the named Beneficiary of the trust has all the ownership rights:
- own the property outright.
- the exclusive right to use, live in, rent out, renovate, or sell the property.
- instruct the bank on what to do with the title.

The closest major international airport is Licenciado Gustavo Díaz Ordaz International Airport in Puerto Vallarta (PVR) — approximately 55 minutes by car. It offers direct flights from major US and Canadian cities (Toronto, Vancouver, Los Angeles, Houston, Chicago, and many more) with airlines including Air Canada, WestJet, United, American, and Delta. Guadalajara International Airport (GDL) is roughly 2 hours away and provides even more connection options.
